About The MarketPlace of Chadron
The MarketPlace of Chadron,
Nebraska, is the premier retail location in Chadron, the shopping hub for
patrons from northwest Nebraska and neighboring South Dakota and Wyoming. In
addition to the “locals,” thousands of travelers venture through Chadron’s
crossroads location as they vacation nearby. Chadron is located in the Pine
Ridge area, a region known for its Old West history and unique natural beauty,
and lies just south of the beautiful Black Hills of South Dakota.
Chadron enjoys a demographic mix unlike any city in the region since it’s the home of Chadron State College and numerous other state and federal agency offices. The labor market population, according to the U.S. Census Bureau, is just less than 50,000 persons, providing a significant number of shoppers and workers. More information regarding the business climate in the region is available at Northwest Nebraska Development Corporation.
The MarketPlace is comprised of five different buildings dating from about 1910. These multiple structures have been unified into a 20,000 square foot space and will house up to 11 tenants, nine of which may be accessed directly from a main floor grand lobby. Highlighted by the soaring tin ceiling and the grand foyer, the MarketPlace offers shoppers an indoor streetscape reminiscent of days gone by. This premium retail space with vintage touches is located in the heart of Chadron’s historic commercial district.
Offering a wonderful selection of general and
specialty retailers, visitors will want to return often to stroll through the
shops and dine in the restaurant. An outdoor courtyard gives patrons a sunny
spot to catch their breath between shops while enjoying lunch or refreshments
outside. The MarketPlace
creates an environment that offers
convenience as well as ambience, with shops open from 10-7 daily. Retailers
have multiple options for space, since main floor units range in size from 220
square feet up to 2000 square feet. With a balance of general and specialty
retailers and food service providers, the
MarketPlace is the perfect retail
location in Chadron. A full-service restaurant offers its menu in a refined,
nostalgic setting adjacent to the retail locations. The second floor includes
space for special events designed to attract additional traffic for merchants,
as well as providing office space for non-retail tenants. First floor retailers
also have access to second floor offices that add to the flexibility of their
spaces.
Local entrepreneurs will find the MarketPlace the ideal location to bring their business dreams to fruition. Other more established businesses from the region and beyond will want to locate additional operations in the Chadron area to take advantage of its growing retail market. Chadron is already home to many nationally branded businesses, including Wal-Mart, Safeway Foods, McDonalds, Pizza Hut, and others.

The beauty of the area attracts thousands of visitors each year. With Chadron State Park, Fort Robinson State Park, and the Black Hills all in short driving distance, Chadron is a vacation destination for travelers year-round.
Target date for completion of the MarketPlace is June 2007, allowing retail operations and food services to begin as the tourist season for the region begins to peak. Leasing arrangements are currently being made, with lease terms available from 24 to 60 months. Build out details may still be arranged while construction is being completed.
The amenities of the MarketPlace are what you would expect from the premier retail spot in the region and include paid utilities, common area maintenance, wireless Internet service, central downtown location, excellent parking availability and outdoor signage options. Leasing information is available from WJD Properties in Chadron at 308-430-1305 or wjdproperties@qwest.net.
